The space
Welcome to our farmhouse just minutes to downtown Black Mountain, NC! Our renovated home combines the allure of a historic farmhouse with the comforts of modernity. We made every effort to honor our home’s past, such as using reclaimed wood from the original subfloor as trim around windows and baseboards. At the same time, we have welcomed this home into the modern world with a complete remodel. Additionally, this home maximizes enjoyment of the outdoors with the full-length front porch, inviting sunroom, large back deck, and backyard.
This home, built in 1830, serves as the perfect gathering space for a large family or group and provides a launching pad to enjoy the seemingly endless array of fun that our local area has to offer.
While staying at Blue Ridge Farmhouse you are just a four minute drive from downtown Black Mountain’s many shops, breweries, coffee roasteries, and restaurants. Guests seeking outdoor fun will enjoy the numerous opportunities for hiking, mountain biking, fishing, white water rafting, and more!
LIVING AREA
As you walk through the front door you will be greeted by a large living room area featuring original hardwood flooring and two seating options. To the right guests will appreciate a large sectional with comfy cushions – a perfect space for enjoying a cozy movie together on the large smart TV. To the left a more formal sitting space provides an area for conversation, a fun 2-4 person game of cards, or simply reading in solitude. Some of our favorite things about this space include:

KITCHEN
Moving on from the living space and further into the house you will find a natural flow into the dining area and kitchen. The large island serves as the focal point of this completely remodeled kitchen and provides a perfect space to gather and enjoy a glass of wine while prepping food. The kitchen features all new stainless-steel appliances, modern finishes, ample lighting, and quick access to the back deck. Friends and family will enjoy the eat-in dining table next to the bar stools at the island. If home cooked meals are your thing this kitchen has all the necessary tools! Additional features include:

SUNROOM
Immediately off the kitchen you will enter the newly updated and intimate sunroom. This room offers a space to enjoy the beauty of a country sunrise with a cup of coffee while staying cozy and warm. A bar window into the kitchen gives a fun option for the bartender in your group to serve evening beverages to family and friends enjoying the waning daylight of the blue North Carolina sky. The sunroom has:

OUTDOOR SPACE
As you step outside from the sunroom you will find yourself on our back deck which includes Adirondack chairs for enjoying the fresh air, and a new propane fire pit, surround by beautiful string lights. . A BBQ grill with propane is provided. Around the front of the house, you will also find an inviting front porch with 4 rocking chairs. The front porch is a wonderful place to unwind and enjoy a book or a conversation.
UPSTAIRS
The stairway, off the main living space, leads to an upstairs with 4 bedrooms and 2 full bathrooms. The master bedroom features a king bed, full ensuite bathroom, and walk in closet. Two additional bedrooms each have queen beds. The fourth and final bedroom has two twins that are perfect for kids or friends. All bedrooms have super comfy memory foam mattresses and updated décor. A second full bathroom lies off the upstairs hallway.

Guest access
Guests have full access to the home and outdoor space except for a locked owner’s locker. Entry to the home is provided by an electronic keypad on the backdoor door. The keypad code is provided in your check in email.
Other things to note
OTHER DETAILS TO NOTE
-Primary parking is on a paved pullout off the main driveway for 2-3 vehicles. Additional parking is available along the circular drive.
-We are somewhat close to the highway for easy access into Asheville, which is about 2 blocks away. You can hear the road noise during the day outside the home but it decreases significantly at night. It's almost nonexistent inside the home due to the new windows and extra installation during renovations. We have not had any complaints from guests on this, but we strive to be open and transparent. Sleep sound machines and ceiling fans are provided in all bedrooms for those who may be sensitive to background noise.
-We provide necessities for your stay – toiletries, toilet paper, paper towels, coffee and condiments, salt and pepper.
-Washer and dryer (laundry soap and dryer sheets included) provided for your use during your stay.

Additional rules
NO PARTIES OR EVENTS WHATSOEVER. We have a ring security camera on-site and are able to see if people outside your group comes to the house. This will result in an IMMEDIATE cancellation of your reservation with NO refund.
Please only flush toilet paper and NOTHING else. If the sewer clogs during your stay, a fee will be assessed to have a plumber come and make repairs.

This is a NO shoes house. All shoes must be taken off at entry. There is a $10 fee per carpet/rug stain left in the home. Please understand this takes A LOT of extra time to clean.

NO Mailing Packages to the home.
NO PARTYING of any kind inside or on the property. Please respect the community. Noise level MUST BE MINIMAL after 10PM! There is a noise level city ordinance we do not want complaints! Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. We must respect the peace of the community! Thank you.
PENALTIES FOR THE FOLLOWING. Held against security deposit and claim will be filed with Airbnb.
**Stolen towels: $10 per towel, no matter the size.
** Smoking in the home: $150
**Lost Keys: $50 to rekey
**Late Checkout Past 10am without our consent. $75
**Excessive Guests than reservation. $50 per guest.
**Excessive Cleaning if place is left filthy with trash everywhere. $150
**Place all trash in a trash bag and then place it in the outside trash can. Thank you for being considerate to our cleaners by not throwing loose trash into the cans. They have to remove the trash by hand. If loose trash is found, it will be a 25$ charge as listed in our house rules.
You must also acknowledge:
Amenity limitations- We provide two rolls of toilet paper per bathroom, two rolls of paper towels, two garbage bags for each bin, and two grill propane tanks. More can be provided for longer stays, may have a charge associated. If you need more please ask and we will try to accommodate you.
Please do your dishes before you leave and please take the trash out before you leave. (This helps us keep cleaning fees low, which benefits you as well)
No illegal substances allowed on the premises.
Please scrap the grill after use, so it is clean for the next guest.
We only have a ring door bell camera on the front door. These are not viewed unless there is damage to the property or requested by our guests. There are no cameras inside the home.
***PET RULES****
-All pets must be house broken, additional cleaning charges are guests responsibility for any pet waste in the home.
-Ensure pet is clean before entering the home.
-All pet waste must be cleaned up from the yard prior to end of the stay. Doggie bags are located under the sink.
-All pets are required to be up to date on all vaccinations and medication.
-All pets should are to be treated with flea and tick repellant at least three days prior to arrival. Owner agrees to pay the full expense of flea removal if fleas found after your stay.
-No pets on the furniture.
-Any damage to the exterior or interior, caused by the pet will be the full financial responsibility of the pet owner.
-Dogs only, no cats.
-Pets must be crated if left alone in the property.
